FAQ's from Home Sellers Before Putting it on the Market

1. Should I Make Repairs Before Listing — Or Sell “As-Is”?

What to consider:

  • Buyers today expect homes to feel move-in ready

  • Minor repairs can prevent major negotiation losses

  • Deferred maintenance raises red flags

What to do before listing:

  • Fix leaky faucets, cracked tiles, loose handles

  • Touch up paint (neutral colors always win)

  • Replace burnt-out light bulbs

  • Service HVAC (especially important in Las Vegas heat 🔥)

👉 Even small repairs can protect your bottom line during inspections.

2. How Clean Does My Home Need to Be?   Short answer:  Buyers equate cleanliness with maintenance.

Before listing:

  • Deep clean baseboards, ceiling fans, vents

  • Clean windows inside and out

  • Shampoo carpets or professionally clean flooring

  • Remove pet odors completely

  • Clean grout and bathrooms thoroughly

👉  If a buyer smells it or sees it, they mentally deduct money.

3. Do I Really Need to Declutter?  Yes — and more than you think. Clutter makes rooms feel smaller and distracts buyers from the space itself.

Declutter checklist:

  • Remove 50% of items from closets (buyers will open them!)

  • Clear kitchen counters (leave only 1–2 decorative items)

  • Remove extra furniture to make rooms feel larger

  • Pack personal photos and collections

👉 Think “showroom,” not “lived-in.”

4. Does It Matter How Each Room Is Being Used?   Absolutely!  Buyers need to instantly understand the purpose of every room.

If your:

  • Dining room is an office

  • Loft is a playroom explosion

  • Bedroom is a gym

  • Garage is overflowing storage

👉  Buyers get confused.

👉  Confused buyers don’t write strong offers.

Before listing:

  • Return rooms to their original intended purpose

  • Stage the dining room as a dining room

  • Stage bedrooms as bedrooms

  • Make sure every space clearly answers: “What is this room?”

👉  Clear purpose = higher perceived value.

5. Should I Stage My Home — Or Is It Fine As-Is?  Staging doesn’t mean renting furniture (although that can help).

It means:

  • Proper furniture placement

  • Neutral décor

  • Balanced lighting

  • Removing bold or highly personal design choices

👉  Buyers buy emotionally first — logically second.

If your home feels:

  • Bright

  • Spacious

  • Neutral

  • Clean

  • Functional

👉  It photographs better, shows better, and sells stronger.

💡 Bonus Mindset Shift Before listing, ask yourself:   "If I walked into this home as a buyer, would I feel excited — or overwhelmed?”

Homes that are:
✔ Clean
✔ Decluttered
✔ Clearly defined by room purpose
✔ Well-maintained
✔ Neutralized

… consistently attract stronger offers.
